Scope Is Never Standardised
Two studios quoting Rs.1,500 per sqft can include entirely different work. One may count only painting, flooring, and basic civil. The other includes modular kitchen, wardrobes, false ceiling, and all furniture. The per-sqft number is identical but the deliverable is 3 to 4 times different in value. Always demand an itemised scope document alongside any per-sqft quote.
Kitchens and Wardrobes Are Priced Differently
Modular kitchens and wardrobes are priced by running feet and shutter area, not by sqft of floor area. A 3BHK with a large kitchen and 4 wardrobes costs significantly more than one with a compact kitchen and 2 wardrobes, even if both homes are the same 1,200 sqft. Per-sqft pricing does not capture this variation at all.
Material Grade Multiplies Cost Non-Linearly
Going from standard to premium grade does not simply add a fixed amount per sqft. Kitchen shutters alone can vary 3 to 4 times in cost between PVC and lacquered glass. Hardware brands vary 5 to 8 times. False ceiling types vary 4 to 6 times. The per-sqft rate cannot represent this non-linear complexity.
Warranty and Service Are Invisible in the Rate
A studio charging Rs.1,000 per sqft with no warranty versus one charging Rs.1,500 per sqft with a flat 10-year warranty is a Rs.500 per sqft surface difference but a Rs.1,00,000 to Rs.2,00,000 difference in total cost of ownership over a decade. Repair and revisit costs without a warranty typically run Rs.50,000 to Rs.1.5 lakhs in a standard Chennai home over 10 years.
Per-Sqft Invites Scope Creep and Hidden Costs
Studios using per-sqft pricing often start with a low rate and add charges during execution for items that "weren't included." Electrical points, curtain tracks, hardware upgrades, site supervision, and 3D design fees are commonly excluded from the per-sqft quote headline and added later.
